FAQ
I have a project in mind. Where should I start?
Tell us what you’re planning, where the project is located, and what you’d like to accomplish. Whether you have a full set of plans or just an idea, we can discuss what information is available and recommend a starting point.
What should I send for an initial review?
A short project description is enough to begin the conversation. If you have existing plans, a survey, photos, measurements, sketches, inspiration images, or a target schedule, send those along too.
What types of projects does ODS work on?
We support residential and commercial projects, including renovations, additions, accessory dwelling units, interiors, and new construction. We can help with one phase of a project or develop a broader drawing package.
Who do you typically work with?
We work with architects, interior designers, engineers, builders, developers, and homeowners. We can join an established team or help you identify the drawing support your project needs.
Can you help if the design hasn’t been finalized?
Yes. We can develop and compare layout or design options before moving into detailed drawings. This gives you a clearer basis for decisions and helps define the next phase of work.
What can ODS help me create?
Our work includes existing conditions drawings, design options, permit and pricing sets, construction documents, 3D models, and renderings. We’ll recommend deliverables based on how you plan to use them, whether for design decisions, contractor pricing, coordination, or permit review.
Can you use the plans or model I already have?
Usually, yes. We can review PDFs, CAD files, Revit models, sketches, and other project documents. We’ll let you know what can be used and which existing conditions need further verification.
Can you document my existing space?
Yes. We prepare existing conditions drawings using measurements, photos, scans, and other available information. We’ll discuss any field verification needed before relying on those drawings for the next phase.
Can you prepare drawings for permits?
Yes, permit drawing sets can be part of our scope. Requirements vary by location and project type, so we’ll discuss any required input, review, or seal from a licensed architect or engineer as the scope is defined.
Can you coordinate with my architect, engineer, or builder?
Absolutely. We can develop drawings around your team’s input, incorporate their comments, and help keep the documents coordinated. We’ll clarify responsibilities and review points before work begins.
Can we work together if my project is out of state?
Yes. ODS supports projects remotely in multiple states. We coordinate through shared files, email, and video calls, with any local site information or professional review addressed as part of the project plan.
How do you price a project?
Once we understand the project, available information, and requested deliverables, we’ll provide a proposal outlining the scope, fee, and payment schedule. This gives you a clear picture of what’s included before work begins.
What happens after I approve the proposal?
We gather the information needed to start, develop the agreed drawings or visuals, and share progress at the review points set for your project. You’ll have an opportunity to provide feedback before final delivery.
What files will I receive?
Your proposal will identify the final deliverables and formats. Depending on the scope, these may include a PDF drawing set, CAD or Revit files, renderings, or other agreed project materials.
